With the cash flow you described I would expect you to have more money. Do you own stocks? Any leaks besides luxury cars?
This is why I said I feel behind many on this forum. I made a bunch of dumb financial decisions when I was younger and didn't start seriously saving until 30. Of course I own index funds. I'm not sure what you mean by leaks. I live in a HCOL city and I would consider rent a large expense. I budget frequent Starbucks drinks, get a decent haircut, have decent clothes, etc. But these are all budgeted for and I save first as mentioned in my post.
Makes sense. Glad you are on a better path now.

What would you earn in an area with reasonable rent?

I've found that HCOL areas are generally bad, but expensive. But if you're earning 4x there, it could make sense.
