Personal Finance (Not Investing) • Ran an analysis regarding the opportunity cost of investing in real estate. Curious what my takeaway should be?

I don't look at the value of my 5-bedroom place or my cars because I bought them to use until they can't be used anymore. I have been living rent free for 15 years and the mortgage is a few months from being paid off.

My only regret is not smart enough to take advantage of sub-3% interest rate and use that cash for down payment for another house. One may not know which way the market will go but one can be pretty sure that housing costs will always increase even after a big crash.
