Personal Investments • Thoughts? Downsize my house for cheaper house so I can invest for retirement.

I would just sell the house and rent. I live in an expensive area and have always thought about being house poor. I've avoided that situation. If you are losing money when you sell this house you are not doing that well with your housing endeavor. My first townhouse was a fixer upper and it cost me lots of time and money which I thought was not worth it. For my second townhouse I looked for one in reasonably good shape but I've still spent a lot of money on upgrading windows, a new roof, and many other things. A few years ago interest rates were very low and I did a cash out refinance and took the money and put it in t bills until I thought it was a good time to do the work I wanted to do. I'm more of a stock person than I have to be a homeowner at all cost kind of person. I would rather my money in the stock market than have it all tied up in a house. I have also rented apartments before and will again if necessary. I have cousins that have never rented and would not consider renting but they all live in lower cost of living areas in their state.
