The crawl space is encapsulated, so readings occurred after that was done. We are asking for sellers to pay, and realtor says they have never had anyone refuse.
You should be good. You just want to avoid Radon accumulating. That is why fans are so effective. And radon mitigation systems are very common. It’s just a pipe,and a fan, that keeps air moving and prevents it from accumulating.

If you’ve ever sold a test while they’re doing the test, they tell/warn you specifically, don’t open the windows. Don’t leave the doors known, etc. and the reason being, if you’ve ever sold move a little air through, the radon is gone. And of course the test result isn’t valid.

We sold a home recently. Our results came back, I think at 1.9. I think the report said mitigation was required at 4, but recommended at 2. Our buyers were mildly concerned, so we offered them a $1500 credit so they could install a system if they wanted to.

So you should be good to go.
