I had a VA loan on my first house with zero down. I remember it was easy to get. I didn't have a down payment at the time so I went VA. There was a funding fee of a couple of thousand. I refinanced it twice using the VA streamlined refinance process. They are easy to do, I don't know the rules now. Later when I had a downpayment I used a regular loan.
