Don't bank on the cash flow! One repair can put you in a negative situation. I'm not sure where your house is located. In my area, a tenant can stop paying rent and it can take up to a year to get them out with a lawyer! You better be ready to make double house payments without the rental income for a year. Also lawyers are expensive, very expensive!
Plan is to rent current house for a positive cash flow of about $500 - $1k per month.
