I will consider the approach you described. Instantly getting off on the wrong foot with the listing agent is hard for me. I think I would just about rather move onto the next house than deal with this sort of realtor (who has to be "reminded" of what current NAR rules are and is likely not honoring his or her agreement with the seller).
