Another vote for 30-year at par or even negative points to cover closing costs.

Regret minimization. The payback on the points isn't compelling and you're not 100% sure you'll be there long term.

ARMs aren't super attractive at the moment with this yield curve IMO.

Get in the house and wait for more compelling refi opportunities.
