It's nothing I would want to invest in. Your own list of cons is pretty comprehensive.
To me, it's much closer to stock picking than owning index funds. I also would agree that the retail buyer of these is likely not getting the top tier type offerings.
FWIW, my FIL's CPA sold these Private REIT type offerings, and he asked me about them and I advised against them as an investment. I guess he bought some anyway and later told me they did terrible.
For me anyway, I'll gladly take theoretical lower returns in something boring like an index fund than have a story like this:
