thanks for the advise, I will definitely consider 100% VTSAX, I am just not up to speed with the variety of vanguard fund option.
1031 was my previuos goal, however, I couldn't find a property which I am interested and I don't want to be rush to make a bad decision before the deadline. thx for bringing up depreciation recapture tax, I need to do some research on it.
Few reasons to sell the apartment
- common charge and maintinance overhead is too high, my return is like 3% with all the headaches
- the apartment is in a in the edge of nyc, it didn't benefit from the property price appreciation that much, like flat over last 5 years
- the tenant tend to be changed every 1-2 years, which I have to go through the whole process to clean up, marketing, broad approval cycles
