What I realized as I ran the numbers was that there was a point about 8-10 years into the home ownership process, especially if you strategically prepay the principal on your mortgage, when the total cost of owning per month, all expenses included, becomes less expensive than renting, and then stays there.
Did you create your own model or use something like the NY Times Rent vs Buy calculator? I'm a little suspicious of the 8-10 year claim, especially in a VHCOL area. If you used your own model, what happens with the opportunity costs of pre-paying vs assumptions about forgone investment returns?
