Personal Finance (Not Investing) • Ideas regarding selling land w/o easement

I just went thru this in Virginia. It took a couple years and cost $15K to get an "Easement by necessity." The "severance of unity" was clear in the land records and occurred in the 1960s. We went thru three lawyers before we found a lawyer that actually understood the law well enough to make it happen. The person that owns the land that our easement crosses didn't even oppose the easement in court, but for some reason he was unwilling to negotiate an easement. I think he thought we wouldn't follow thru. Anyway happy ending for us, we got an easement for ingress, egress, utilities and drainage. But it is probably not a great way to kick off our relationship with our new neighbor.
