For my current house, our general inspector's report looked like this:
Looks like you have a roof. A tile shingle is cracked. You should hire a roofing expert to ensure it is ok
Looks like there's electricity, you should hire an electrician to make sure it is done right
I dont inspect sprinklers. Consider hiring a lawn guy.
Looks like there is a Crack in the front porch concrete. You should hire a foundation expert to see if that matters.
Looks like the stucco is stained under some windows. You should hire a stucco guy to see if there is rot under the stucco
And so on!
It really made me distrust inspectors, he literally just said "everything may or may not be a problem."
We ended up hiring an electrician, roofer, structural engineer. Everybody gave it an "ok" and turns out it still had a rminor roof leak.
