Between the home appreciation of recent years, and presumably some repayments on your mortgage, maybe they could refinance into a traditional mortgage and then you could remove yourself financially from the situation?Dear OP. Like you I never thought helping my kids on a purchase of RE or mortgage would turn into a bad idea. But in my case it did. I loaned them the large down payment and co-signed the loan. Son lost his job and sought alcohol as a means to ease his pain. Bottom line I had to forgive the loan (they could not pay) and now are having the typical husband/wife/kid issues.I would have never thought that could happen.(but it did). Now my advice is to help maybe annually as needed and just know crap can happen to the best of us. If you can afford to just give the money as a gift then thats OK. But, just know you must be comfortable giving it away. I had planned to get the money back but that will not happen. Add in a divorce and it gets even more complicated. So, find a way if you must to with your eyes wide
open never expecting a return (make it a gift). And yes it has nearly ruined our relationship and that of his brother who has not asked so far for a penny. Caution my friend.
