... I'm considering a laundromat and/or purchasing two up and running car washes in the near future....
A good primer would be do become a regular user yourself of laundromats and car washes. Go to different ones every week and consider the time and money spent as part of your education as a potential owner. You'll quickly get a sense of what works and what doesn't. Depending on location different things might be important. You'll notice what models/brands of laundromat equipment always seem to be busted and what kinds always seems to work, don't buy a laundromat with dysfunctional equipment. Car washes are very dependent on weather conditions. Profitability at either can depend on utility expenses. Some car washes are largely self-service, others might incur a large expense for labor.

Don't overlook checking out youtube.com videos on running a laundromat or running a car wash. Some may be biased.
